Most BC home purchases run on a tight 28- to 30-day timeline. We have a quiet checklist we work through on every file: contract review, title search, mortgage instructions, statement of adjustments, and a final sit-down with you to sign. Each step is the same on every file. The pace changes; the work does not.

What does a real estate lawyer do that a notary cannot?

A lawyer can give you advice on the legal effect of your contract, dispute terms with the other side, and act for you in a court matter if things go sideways. A notary in BC is limited to non-contested conveyancing — the moment a problem becomes a real legal issue, they have to refer you out.

How much does a typical home purchase cost in legal fees?

For homes or mortgages under $2,000,000, budget approximately $1,400 for a purchase without a mortgage, $1,600 for a purchase with a mortgage, and $1,500 for a refinance with one payout. Above $2M we quote on the file.

Do I need to come in to your office to retain you?

No. Most real estate files run entirely by phone, email, and electronic signing. We are happy to meet in person at our West Georgia office if you would prefer, and for some matters (signing a will, for example) an in-person meeting is required.
