PREC set-up

$1,750

The BC company, the BCFSA PREC application, share structure, and the minute book. One flat legal fee, quoted upfront — disbursements and BCFSA fees extra.

Why realtors do it

~11%

BC corporate rate on the first $500K of active income vs a top personal rate of 53.5% — so commission income you don't need personally can stay taxed far lower. Confirm the numbers with your accountant.

Whether a PREC pays off depends on your commission income and what you draw personally — talk to your accountant on the tax side. We handle the legal set-up.

How it works

From first call to commissions flowing to your PREC.

  1. 01

    Name pre-clearance

We clear your corporate name (your legal name + "Personal Real Estate Corporation") with BCFSA before filing.

  2. 02

    File the BC company

Incorporation with the share structure PREC rules require, then the BCFSA PREC application.

  3. 03

    Approval and changeover

On BCFSA approval you notify your brokerage, and commissions begin flowing to the PREC.

Start your PREC

Tell us your full legal name and your brokerage. We'll take it from there.

A couple of sentences is plenty. We come back with the flat fee and the timeline.

No solicitor-client relationship is created until a written retainer is signed. Do not include privileged or sensitive information in your initial message.

Quick answers

Three questions realtors ask.

Can you do this if I'm not in Vancouver?

Yes. The whole process is virtual — we act for realtors anywhere in BC. Everything is handled by phone, email, and e-signature.

How long does it take?

The BC company files in 1–3 business days; BCFSA approval as a PREC typically adds 2–4 weeks. You can't take commissions through the PREC until BCFSA approves it.

Do I still keep my personal licence?

Yes. The PREC sits on top of your personal licence as a billing vehicle — it doesn't replace it. You stay personally licensed under the Real Estate Services Act.
